Mercy Housing is proud to collaborate with the City and County of Denver and Mile High Early Learning (MHEL) for the mixed-use development of The Rose on Colfax in Denver, CO. The development will combine affordable apartments with an affordable early childhood education space to offer a community inspired family focused property. The site is uniquely positioned to help influence the future development along the commercial East Colfax Corridor and help stem the displacement in the neighborhood.

Centrally located approximately six miles east of Denver’s Central Business District, the East Colfax Neighborhood is one of Denver’s most ethnically diverse, as well as one of the city’s poorest, with a household poverty rate four times the city’s average.

PROJECT SPECIFICS

  • 82 affordable apartments for families

  • 5,600 square feet of ground floor space for an early childhood education center (ECE) with an additional 2,400 square feet for a designated outdoor play area

  • On-site residential courtyard, community rooms, and property staff offices

  • Structured parking spaces on the ground floor provided free of charge on a first-come, first-serve basis

  • On-site resident services programming provided by Mercy Housing including financial literacy, vocational training and job readiness, youth programming, and health navigation services

  • Equitable Transit Oriented Development (ETOD) opportunity through provision of affordable housing on a high frequency transit corridor and transit pass subsidy program to encourage car-free living

  • Mercy Housing Management Group (MHMG) will be the management agent for the property and is committed to providing quality property management services which reinforce the philosophy that all residents deserve respect, dignity, and a place to call home. 

  • Family- and youth-focused Resident Services will be offered onsite by Mercy Housing.

City and County of Denver's Department of Housing Stability: Mercy Housing was selected by the Department of Housing Stability as a development partner for 8315 E. Colfax and the adjacent parcel at 1500 Valentia Street. The city owns both parcels and will plan to help offset Mercy Housing's development cost via land donation and other soft funding.

The Department of Housing Stability builds a healthy, housed, and connected Denver. They invest resources, create policy, and partner with organizations to keep people in the homes they already live in, to quickly resolve an experience of homelessness, and to connect people to affordable housing opportunities.

Mile High Early Learning: Mercy Housing is proud to be partnering with Mile High Early Learning (MHEL) as our ECE operator. MHEL is Denver’s oldest and largest provider of subsidized quality early childhood care and education – serving thousands of Denver’s most under-resourced children and families since 1970.

Mile High United Way: Mercy Housing is grateful to partner with Mile High United Way. This project aligns with Mile High United Way’s mission to support families with wraparound supportive services, including the onsite early childhood education center.  Founded 135 years ago in Denver, CO, Mile High United Way continues to strategically partner with organizations that will support families for years to come
